Sheet 01 Our Work

Three Projects. Three Different Mandates. One Standard Of Delivery.

Blueprint is engaged at different stages and for different reasons. Sometimes it's pre-construction and tender management. Sometimes it's senior project consulting from day one. And sometimes it's recovery work — coming into a project that's already in trouble and getting it back on track. The three projects below reflect that range.

Project Recovery & Construction Management Low-Rise Wood Frame

35-Unit Condo Building

Vancouver, BC

The Situation

Blueprint was brought in mid-project, at the tail end of framing, after the existing project manager had lost control of the build. The schedule had slipped, the budget wasn't being managed with the right controls, and the project needed experienced leadership to carry it through to completion. Brenden stepped in, assessed the situation, and implemented the systems and structure needed to get back on track and finish strong.

What Blueprint Did

The first priority was stabilizing the project: a three-week look-ahead scheduling process, proper budget controls, and a rebuilt master schedule with a clear path to completion. Blueprint brought in a more experienced superintendent to strengthen site leadership. The build's complex elements — two rooftop amenity areas, six commercial retail units with storefront glazing and integrated canopy structures, and a complex landscaping and grading plan — were coordinated with the City of Vancouver and the consultant team and delivered to a high standard.

The Outcome

The project was brought back under control and delivered to completion. The systems Blueprint implemented gave the ownership group visibility into budget and schedule at every stage, and the site team had the leadership it needed to execute a complex build.

Pre-Construction & Early Construction Management Start-Up & Structure

69-Unit Condo Building With Five Townhomes

Coquitlam, BC

The Situation

Blueprint was engaged from the pre-construction phase on this 69-unit multifamily building with five townhomes. The mandate was to build the project the right way from the beginning — structured tender management, the right trade partners, and delivery systems in place before a shovel hit the ground. Brenden was on site daily, working directly alongside the developer through the most technically demanding phases of the build.

What Blueprint Did

Blueprint ran a structured tender process that brought in experienced, well-matched trade contractors and established clear expectations before work began. Early phases presented significant technical challenges: incomplete design documentation across architectural, structural, mechanical, and electrical scopes required active coordination to resolve issues before they hit the site. The earthworks phase involved a large excavation with an extensive shotcrete and shoring anchor system — a high-stakes operation requiring close oversight and careful sequencing. Blueprint managed the project through earthworks, the two-storey underground parkade, and into framing, at which point the developer's construction management team took over delivery on the foundation Blueprint had built.

The Outcome

The project was handed over to the developer's team with the right trades in place, the right systems running, and the most technically complex phases behind them. Blueprint's pre-construction work and early construction management gave the project a foundation it would not have had otherwise.

Pre-Construction & Full Construction Management Active

14 High-End Single-Family Homes

West Vancouver, BC

The Situation

Blueprint was initially engaged to manage pre-construction and tender management for this collection of 14 high-end single-family homes in the British Properties — one of the most sought-after addresses in British Columbia. The pre-construction work was delivered to a standard that gave the client the confidence to engage Blueprint for full construction management through the build. The project is currently active, with Brenden managing it on site in parallel with Blueprint's consulting operations.

What Blueprint Did

Building 14 homes simultaneously in the British Properties brings logistical complexity that rivals a multifamily project. Trade sequencing across 14 homes requires precise scheduling — the wrong sequence means crews working on top of each other, stalled momentum, and climbing costs. Blueprint builds and manages the sequencing plan that keeps all 14 homes moving in the right order at the right pace. Custom homes also bring less-defined scopes, fewer drawings, and more real-time decisions; Blueprint manages that ambiguity proactively, working closely with trade partners to resolve details early without compromising the quality standard the British Properties demands.

The Outcome

The project is currently underway. Blueprint is on site daily, managing trade sequencing, budget, schedule, and quality across all 14 homes for a high-profile developer in one of BC's most prestigious residential markets. The project is on schedule, on budget, and on track to be delivered in the summer of 2027.
